NYC sufu'ers.... need help, location info.

thats kind of an in-between area due to its location. There's good stuff north +/- 10 blocks (hell's kitchen and chelsea, respectively) but that area's kinda dead. Or rather, it's full of oddball-ness and thing you wouldn't expect to see in NYC.

Not so good: You're about a stone's throw from the entrance to the lincoln tunnel which means lots of exhaust, there's also a HUGE train depot about a block away which tends to have homeless people camped out around it all the time. You're right in midtown which means it will be PACKED during rush hour and very empty late at night.

Sorta good: very close to penn station which is useful. You're 2 blocks from the river, which has a DOPE park you can chill out in.

There are some infrastructure issues that will prevent it from ever really becoming up-and-coming. If by up-and-coming you mean one of the few non-rediculously expensive areas of manhattan then you're right. I just don't think it's ever gonna reach the price point of say, 34th and 2nd ave... ;)
